How to prepare for wooden floor repairs and restoration?

  • First, we will visit your property to measure the area, check for any loose or damaged boards and give you advice on the condition of your floors.
  • Second, you will need to clear the room of any furniture and items that may be affected by dust, such as fabrics, curtains or rugs. Our modern sanders have effective dust extraction systems, but some dust is still inevitable. Floor sanding isalso noisy, so you may want to inform your neighbours in advance.
  • Third, we will provide you with a written quote that includes all the costs for sanding, staining (if required) and sealing based on the size of your floor. We offer competitive and transparent pricing within the industry.
  • Fourth, we will arrange a convenient time for the work to begin. We can also remove any existing carpets for an additional charge of ‘from £35’ per room.

How long does wood floor sanding take?

Most rooms are completed within one to two days, depending on floor size and condition. A standard bedroom (15–20m²) typically takes one day including sanding and sealing. Larger open-plan areas may take two to three days. We confirm timescales at the free survey stage before any work begins.

How often should wooden floors be sanded?

Solid wood floors can typically be sanded five to eight times over their lifetime — roughly every 10 to 15 years with normal household use. Engineered wood floors can usually be sanded two to three times, depending on the thickness of the wear layer. We inspect the floor and advise on the best approach during our free visit.

Is dust-free floor sanding really dust-free?

Our professional dust-extraction equipment captures around 98% of sanding dust at source — significantly less than traditional methods. Some fine dust is still
inevitable. We recommend clearing the room of fabrics and soft furnishings beforehand. Our equipment meets HSE guidelines for airborne dust control.

Can you sand engineered wood floors?

Yes — engineered wood floors can be sanded, provided the wear layer is thick enough (typically 3mm or more). We inspect every floor before starting work and advise whether sanding is appropriate for your specific floor type, age and condition.

What finish should I choose after sanding?

The three most popular options are lacquer (durable, easy to clean, ideal for high-traffic areas), oil or hard wax oil such as Osmo (natural look, penetrates
the wood grain), and wood stain (changes the floor colour from light oak to dark walnut or contemporary tones). We bring finish samples to every survey appointment.
